Things you must know about us

What are our fees?

Our fees shall be applicable as follows

A. For rental property – 1 – 3 years = 1 month’s rent
3 + years = 2 month’s rent

B. For but/ sell properties – 2 % of the mutually agreed upon value.

Note -: Mutually agreed upon value is what buyer pays to seller. It may be different than agreement / on
proper value.

If you are an employee in a company & dealing with us then it is your responsibility to pay us. You need
to get approvals before signing our terms and conditions. You will be safely responsible to pay us on behalf
of your company.
We’ll furnish you the details required for this.

Franchisee/ dealership

If you are working on behalf of your principles ( in case of dealership / Franchisee) , then it is your re-
sponsibility to pay us. You need to get approvals before singning our terms & conditions. You will be safely
responsible to pay us on behalf of your principles.
We’ll furnish you the details required for this.

when our fees is paid to us

Our fees to be paid within 10 days of finalization. It may happen that you do agreement later on or buyer clients take possession later on. That’s upto you. Once we all 3 agree on a deal, we expect to be paid in next 10 days.

TDS for taxation purposes

TDS – If  you want / need, you can deduct TDS. It should be in the name of Manisha Rajesh Gurule.

lock-in period for our services

1 year Lock – in period for fees – When buyer is introduced to seller through suVastu, then there will be ‘lock -in period of 1 year’ for our fees. It means, if the deal is done between the same buyer seller in next 1 year (12 months), then our fees will be applicable.
This is to safeguard our own interests.

negotiations

Negotiation – We help both buyer & seller to do a deal. But negotiations must be done by you.
Whatever terms and conditions you agree upon will NOT affect our fees in any manner. If you feel the terms are not in your favor, then tell the other. & Don’t do deal. Doing a deal & accepting terms and conditions is your responsibility. Our complete fees is applicable when deal is finalized.
